It's amazing that out 44 units the ones to complain are no longer there. Here it is people if you dont want to hear any building horror stories then buy a house..All buildings are not perfect and look @ BBB service about this Management they have complied to all accounts on them. So some people should watch Bambi and Remember.. "THAT IF YOU AINT GOT NOTHING NICE TO SAY!! THEN DONT SAY NOTHING AT ALL.. IF you left your keys and expect the Manager to drop everything because your DUMB Ass left your keys .Hello come on! Common sence check your pockets before leaving Apartment. And people Bedbugs are everywere now adays and they basickly come from outside meaning you bring them home so watch out with who you sleep with and where you have been ..Just cause you look clean doesnt mean you are.. And to all those that put John Doe Names stop being Cowards you dont want your name to be shown because you did something wrong. For you not to be at building any longer maybe you got EVICTED!! Hey people Being a manager is not easy. You some times have to babysit people. Remember you Always look @ building before moving in and if you dont like it then dont RENT.. Same way you come in is the same way you go out.. THROUGH THE FRONT DOOR!!
If I could give a negative -5 stars for this company I would. The onsite management seems so nice at first and very helpful and quick to take care of problems until its a big issue that is going to cost them money. We have a bedbug issue that the manager Angelica had denied and denied until I finally called the Health Dept to sent an inspector. She had Rhino Pest Control there with a day. They are a cut rate company that treated only one room with powder and put the matress OUTSIDE and said the sunlight would kill the bedbugs. Are you kidding me? anyone can google bedbug 101 and get a full history and treatment. We've had to pack up our apartment like moving 2 times so far.The girl at the management company was kind and helpful, so hopefully they will get this handle but I I'm moving the moment it finished. DO NOT MOVE HERE.
1 star is generous. If you are thinking of renting a unit at SERRANO AVE, DO NOT DO IT. The building manager ANGELICA is rude, condescending and will not help tenants unless it fits into her personal schedule. I understand that we all have things going on, but if you are the MANAGER, you have RESPONSIBILITIES. I accidentally locked myself out of my apartment at 5:30 PM, knocked on the door (could HEAR her inside), but when I called, she said she was busy and refused to let me in, so I had to sit in the hallway for 40 minutes until she felt like coming out. DO NOT RENT.

Summary: High rent, rude management, loud and dirty area, ridiculous rules(no high heels, no parties, no barbecues, no smoking), fake reviews
Positive:
Only 1) I will say that in my experience they will fix major issues as fast as possible, but I doubt that they have any motivation other than the fact that the law allows you to withhold rent until certain issues are resolved so I think it is less of a virtue and more of a legally mandated business requirement and frankly its the absolute least they can and do do.
Negatives:
1) The Property Manager is really nice up until the second you sign the lease agreement. He will offer to help you hang your TV, get a refrigerator which doesn't come with the damn apartment, and more. Once you sign the agreement, you don't hear from him unless you are bothering him in some way. Don't even think about bugging him not during his business hours unless your apartment is on fire and even then, make sure it is a really big fire to avoid surliness.
2)The surrounding area is loud, full of homeless people, can collectors who sneak into the apartments to go through the dumpsters, and various kinds of animal poop. Because of its proximity to Hollywood and clubs there is also a lot of fast food trash on any given morning. If you have a pet, you have to be extra vigilant when walking them because of the rancid food, wrappers, and garbage everywhere.
3) There is a very loud party next door almost every weekend and the property manager says something different about it every time. Either they are in the process of buying the building, or they have been fined several times for noise, or they are going to get double pane windows installed to mitigate the noise level. None of those things have happened that I can tell. They don't seem like that kind of neighbors who can afford several fines/I don't really think they are doing anything illegal which they could be fined for. Cops in Hollywood have better things to do than to respond to noise complaints.
4) You have to pay your rent on the 1st of the month by 5pm or late fee. No 3-day period like 99.9% of apartments. The kicker for me is that they don't even deposit them right away so what the hell is the point of demanding them on the 1st.
5) I moved in in a hurry from far away and didn't have time to do the proper do-diligence or even really compare the rent prices which I have now discovered to be much higher than normal especially considering the units don't come with a fridge. I wish I had though because someone made a website about how much these places suck: http://researchabecassis.com/
6) I don't know anyone here who would leave a positive review of this place which leads me to believe those positive reviews are completely faked and probably done by the corporate office or property manager himself.
To the "wish I could move" poster. I really feel your comment is unfair and in much need of rebuttal. I'm sure everything was properly disclosed to you before you signed the lease, and if you still rented the apt., your complaints are baseless to say the least. This answer probably refutes your entire argument, but I will elaborate. To your 1st point. Business hours(along with all other policies and house rules)were explained and disclosed from the very beginning, I know this first hand, because the manager was very elaborate and took almost 2 hours to go over the lease and explain all house rules to me, which I really appreciated. I'm sure you were told about the business hours from the very beginning. The resident manager has a family, and does have a life outside work, that is why I know, the manager is very critical about that, and with very good reason. And you're right, maintenance is handled promptly, and he gets back to you right away when you have an issue or concern, and that is all that matters when it comes to costumer service. Come on!. I'm positive that you knew the unit did not come with a fridge, I had to buy my own too, you and I knew this. It does come with a very nice stove and dishwasher that most buildings don't include. 2. You always ask who your neighbors are, and check the neighborhood before you rent, I mean, this is just common sense!. To blame the management company because you didn't do your homework about the neighborhood is just pathetic. "Because of its proximity to Hollywood", but it is Hollywood!. Again, do your homework. Why didn't you just drive around the neighborhood?, that is all it takes, just common sense. All neighborhoods have homeless people and drifters, its Hollywood for god sake, who doesn't know that?. Its Hollywood, and people either love it or hate it, its a lifestyle. 3. Have you ever complaint to the manager about this?. Every time I bring up a concern to him, he tries to solve it, I'm sure if it was within his power he would. He does not manage the building next door, but I know the manager has tried to solve the problem with the noise. 4. Yes, you have to pay your rent on the first of the month, and so does everyone else. This policy and the 10% late fee was undoubtedly disclosed to you along with everything else you're complaining about, it is right there in bold letters on the first page of all standard California rental agreements, your lease and my lease. You didn't mention that if you are a good tenant, and pay rent on time, but have a mishap, management often makes an exception with the late fee. Why would you complain about something you knew from the get go? Its like the guy that eats the entire meal at a restaurant and then complains and wants his money back, ridiculous. "They don't deposit right away", now this is amusing to say the least. How does it affect you, rent is due when is due, period. How long the bank takes to process your check is irrelevant. Its like saying I sent my car payment on time, yet you get upset at the financial institution because they didn't even deposit the payment right away, are you serious?. 5. You "didn't do the proper do-diligence". Again, by your own admission, this refutes your entire complaint. 6. Note, the other negative reviews are not about Cherokee. BTY., since your post, your lease must have expired for a while now. If it is so bad here, and you happen to still be renting at Cherokee, why don't you just move out?. I will provide my personal contact info to any serious person that wants to rent at Cherokee as I am a very satisfied tenant and so are the other 99.9 percent of my neighbors. I urge to remove your comment and tell the truth.
I live at 1225 N. Cherokee Ave. I been here for about 1 year, and I plan to stay. Managers are very helpful, they're strict with house rules, which is something I really appreciate. Neighbors are quiet and respectful. If anything breaks down they fix it right away. Great building for a single professional. I highly recommend living here.
This review is more fake than a pair of breast implants. ALL of the Abecassis Management properties are run down and full of roaches.

They do what they say they will do. Fixtures and appliances are repaired or replaced as needed. Maintenance requests are fulfilled within 3 days. All information pertaining renting is disclosed up front. Most ex-tenants commenting here are bitter because part of their deposit was forfeited due to excessive damages. I've seen it first hand. For example, how could you complain because they asked you to pay for a carpet covered in cat urine, who expects to get their full deposit after completely damaging a carpet. They're not going to clean it and leave it for the next tenant, they're going to replace it and give the new tenant a new carpet which is smell free. Please do the right research and stop by one of their buildings and speak to currents tenants, you will discover that Abecassis management goes above and beyond to provide excellent costumer service.

Interested in renting here? Don't take my word, just walk in the front entrance and you'll see what filthy run-down places Aron Abecassis runs. The hallways are disgusting, cockroaches are everywhere in these units, ask anyone.
You won't address that, will you? Or what about the kid shot dead across the street? You can see the little grave marker over there. Will they tell you that? No. And another drive-by shooting a block away on Oxford a few months ago. 2 dead in two years.
They won't mention the murders when you ask them about the neighborhood.
What about the hot water we went without for days and days last year? They gave out a few written notices saying they were fixing the boiler, but not every time it wasn't working, which was often.
They sure as hell didn't fix that "as needed". I froze my ass off for a couple of months with no hot water for showers.

As far as Abecassis charging "Late Fees" people would be smart to contact the California Rental Board because it is against California State law to even charge A late fee. In the state of California A tenant could not be evicted for not paying A late fee due to the fact that the lanlord is breaking the law by charging the late fee. A judge would deny the eviction if it were based on this. I know this because I am A landlord. Don't let the management company intimadate with deception and liers about rules that cannot be inforced in a court of law.
I'll try to find a link, but the management company brags about charging late fees starting after the first of the month, which seems to be illegal. The law as I read it says they have to be able to prove why they need to charge the late fee and can't apply it every time arbitrarily. When I demanded they put how much I owed in writing, they left out the late fee.

People that know absolutely nothing about California rental laws shouldn't comment, you are misleading and confusing people as to what is fact. It is perfectly legal for landlords to impose a late fee on tenants.

There is horrible management,leakng pipes and the rent is SUPER! high for a crappy place like this, and when we the tenants have some thing that needs to be fixed they take more than a week to fix . DO NOT RENT! for Abecassic.
I Agree with everything being said. I live at the Serrrano Ave. building in East Hollywood. The building is filthy and stinks like ass. There are no amenities here, yet the rent is super high. There is no where on the property for one to sit outside and enjoy their home. Roaches galore!!! Everytime you turn around, there is a financial increase. now they have all of the tenants paying an extra $2.96 with their rent because of the City's Enforcement Code fee, and the tenants were notified of this 2 days before the rent was due. Also, there is no rent grace period here as there are EVERY WHERE else. Usually you are given 3 or 5 days grace, (especially needed now in a recession), but not this company. Rents are considered late on the 2nd of the month, and there is a 10% assessed penalty, and they want it now, or face eviction. this company is horrible, and they advertise on Craigslist and unless you are desperate, just need somewhere to lay your head for a year, then this would be okay, but as far as a place to call home, not a chance. the water is very dirty here, and they try and blame it on the water department, yet if you go around the corner to Mc Donald's the water is crystal clear. This company will take you for every thing they can. I think they prey and play on the foreigners, because they don't know the law.
I live there too, and nothing before you move in is told to you, especially about the rent being due only on the first and no grace period, and then if your late its a 10% late fee of whatever your rent is and it has bugs galore, and they want to charge you for everything nothing is provided

I'd suggest it be flagged, but then again, it could just be someone writing a heated response to others' misfortunes. Someone learning to write for the first time, maybe.

This is obviously either a fake review or a review by the owner or someone else at the management company.
Since you give out advise so freely, here's some for you...learn proper ENGLISH grammar and punctuation! Your writing skills are on the same level as the roach motels you pass off as apartments. Also, any BBB rating can be BOUGHT as it clearly states for this company did on the BBB website.
Since I'm feeling generous, here's a tip for you. In THIS country, we do not capitalize words that are not proper nouns in the middle of a sentence.
