two of your ex tenants are rico coding using two of your property as bases terry from saticoy where dulce works as manager or did and charlie rose from 20339 and his family their covering up a murder in Murrieta and are using you as reference to the police department and government questioning them they got caught selling drugs and are using you
I used to work for Abecassis Property Management at I last 1 month. After seeing how the owner Aron not only treated his employees, but also tenants was dispicable. I think class action lawsuit should be filed on this man. He treats everyone like peasants and I saw many employees leave after he yelled, humiliated them and even made them cry. This man loves money and will make up things to keep it. He was going through a nasty divorce at the time from his wife and he even did thing to her. He has 20 buildings in LA are and San Fernando Valley areas, but trust me do not rent from this company.
DO NOT RENT at 945 N SERRANO AVE.
Although the apts are beautiful, the management company and owner ARON ABECASSIS is as EVIL and AS RUTHLESS as they come.
JUST TO BE CLEAR, Tenants have helped him BUILD HIS WEALTH , he views tenants as vile people who always owe him money. I find him completely out of touch with humanity.
Tenants are a means to his ends, nothing more.
KARMA IS A BITCH ARON. You will get yours.
REASONS EVERYONE ON THIS SITE THINKS ARON IS EVIL AS A LANDLORD:
1.- You won't get your security deposit back. WHAT? YES.
SUE HIM. He is supposed to return everything except normal wear and tear.
Don't let him get away with it. He thinks he's above the law because he's rich. TENANTS have rights. Lets remind him.
2. HE CHARGES 10 % LATE FEES. You will have to pay $150 or more if you are even one day late with the rent. This is not a deterrent. This is an obnoxious way to make money and a vindictive way to get back at his tenants for interrupting his wealth flow.
3.He won't take your calls he hides behind, the main office low paid receptionists and Angelica the manager, who is burdened to make the tenants lives a living HELL. He hides behind low paid workers mostly Hispanics the only people who would take shit from this Moroccan Evil Jew.
4. ARON ABECASSIS, APARTMENTS have Roach infestation, which is handled by making you for several consecutive months vacate your apt for an entire day
( Month after month) after painstakingly emptying every cabinet while they set ROACH BOMBS.
ABECASSIS MANAGEMENT will NEVER thank you for your efforts fixing THEIR PROBLEM building and no mention of it in your itemized statement when he takes ALL of your deposit money.
5.- He always wins because the courts in Los ANGLES are in bed with LANDLORDS.SUE HIM ANYWAY. However get a LAWYER.
He has a TEAM OF LAWYERS, and General Managers who will LIE on his behalf, He's a pig, he thinks he is the king of everything, and he only cares about making as much money as possible from you . He does not care that you helped him build his wealth, He is unethical to the core. and very vindictive.
SUE HIM.
6-GO TO COURT if he tries to evict you for being even one day late.
Show UP, they usually will let you off from the rent you owe, if you are willing to vacate the premises at an agreed time, ask from as much time as possible, or if you want to stay, they will allow you to negotiate to pay what you owe.
Negotiate to SEAL THE RECORD. this is of great importance.
But go to court answer the eviction notice within FIVE DAYS.
You won't have to pay late fees just lawyer fees, the late fees are not lawful. Interesting how they can't collect that? Why are they there in the first place?
NARCISSISTS need to be brought to justice.
7. Overall he takes care of his buildings but only because its the LAW.
However its been my experience he is a money $$$ grubbing nasty son of a bitch that is hell bent on screwing his tenants out of their deposit money from his roach infested apartments.
YOU HAVE BEEN WARNED. DO NOT RENT.
I have been a tenant renting with this property management company for many years, I have lived in numerous buildings and I have to say that each Manager and employee that I have worked with is top notch to say the least. Anytime that I have an issue that needs to be fixed or request something they are not only prompt but also diligent. Something to keep in mind is that people rarely write on Yelp to say what a positive experience they had working with the company. Instead you get a lot of people that frankly you would not want living next door to you writing bogus reviews just to cause a problem for the company. Starting any review off with all CAPS is just a sign of mental immaturity. Most people living in apartments maintained by Abecassis management will continue to occupy for many many years because of their great diligence and hard work ethic.

I have lived at the Serrano building for over two years, I just want to say that the managers are on top of things. I like living here and when there is a problem the managers fix it. I am 100 percent satisfied with the treatment that I have recieved from the manager as well as the main office.

I really like my new place. Nice cool neighbors, al lot of people in the entertainment business, easy to relate. Things get fixed right away. The manager is helpful. I do wish they had guest parking for those times when the street is full, specially on weekends. But other than that, great place in Hollywood.
I absolutely agree. $$$ money grubbing evil man. I tried to be fair and clean up the aparmtnet and leave it as clean as possible and he just gave me a bigger invoice than Ive ever seen allowable in the history of renting. This guy is evil to the core.
Mr. Con man Aron will you ever feel bad about ripping off people for your huge profit

I been here for a little over a year, and plan to renew my lease. I have looked around the neighborhood, and this is the nicest building in the area. Good neighbors, clean, and excellent costumer service. I don't know about other Abecassis building's but I highly recommend the Cherokee apartments.

RUN, do NOT walk away from this faux "Property Management" company. Their buildings on Sepulveda are roach havens, the units themselves are ANCIENT and paint and caulk are just slapped ontop of old delapitated walls and fixtures. The owner(s) of the buildings is rude, money hungry and not professional at all.
Like the other reviewers said, they start to charge a late fee the second day as opposed to the THIRD like legitimate American property management compaines. The grounds are filthy, especially the dumpster areas as are the laundry rooms. The manager on site barely speaks English (which she uses to her advantage if you have a complaint). If I could give this place a negative ZERO rating I would. Even the roaches complain about the conditions in those run shacks they call apartments. I personally know of a couple that moved out and sued the place because a roach crawled into their daughter's ear and the company tried to blame it on the parents!
Unless the only other housing you can get is under a bridge, then you should rent one of the Abecassis properties. Even then, I'd give that choice ALOT of thought.
It's amazing that out 44 units the ones to complain are no longer there. Here it is people if you dont want to hear any building horror stories then buy a house..All buildings are not perfect and look @ BBB service about this Management they have complied to all accounts on them. So some people should watch Bambi and Remember.. "THAT IF YOU AINT GOT NOTHING NICE TO SAY!! THEN DONT SAY NOTHING AT ALL.. IF you left your keys and expect the Manager to drop everything because your DUMB Ass left your keys .Hello come on! Common sence check your pockets before leaving Apartment. And people Bedbugs are everywere now adays and they basickly come from outside meaning you bring them home so watch out with who you sleep with and where you have been ..Just cause you look clean doesnt mean you are.. And to all those that put John Doe Names stop being Cowards you dont want your name to be shown because you did something wrong. For you not to be at building any longer maybe you got EVICTED!! Hey people Being a manager is not easy. You some times have to babysit people. Remember you Always look @ building before moving in and if you dont like it then dont RENT.. Attempting to read through this review felt like inserting a sandy catheter, repeatedly. Lines like: "THAT IF YOU AINT GOT NOTHING NICE TO SAY!! THEN DONT SAY NOTHING AT ALL.. "

Remember you Always look @ building before moving in and if you dont like it then dont RENT.." both make me think that building management/ownership had something to do with this review. I'd suggest it be flagged, but then again, it could just be someone writing a heated response to others' misfortunes. Someone learning to write for the first time, maybe.
This is obviously either a fake review or a review by the owner or someone else at the management company.
Since you give out advise so freely, here's some for you...learn proper ENGLISH grammar and punctuation! Your writing skills are on the same level as the roach motels you pass off as apartments. Also, any BBB rating can be BOUGHT as it clearly states for this company did on the BBB website.
Since I'm feeling generous, here's a tip for you. In THIS country, we do not capitalize words that are not proper nouns in the middle of a sentence.
See this , this is exactly the attitude they have. through the front door..attitude.
